CNO Financial Group Director Facilities Management in Carmel, Indiana

The Director of Facilities Management is responsible for the management, supervision, and professional development of all facility management in all CNO major locations (Carmel, Chicago, and Philadelphia)

The Director, Facility Management will manage properties as directed by CNO Senior Leadership He/she will function as the professional-in-charge of the specific asset(s) under management and will be responsible for all aspects of corporate, client and tenant satisfaction He/she will also be responsible for the development of property-specific operating and capital budgets, as well as provide input into strategic planning A successful incumbent in this role must develop a thorough understanding of CNO’s business units in all major markets (Carmel, Chicago and Philadelphia) and be proactive on how the Facilities Department can assist or improve them

Key Job Responsibilities and Accountabilities:

  1. Has full management responsibility for a team of direct reports across all major CNO locations, overseeing onsite management teams and engineering personnel

  2. Has primary responsibility for the management of properties across all CNO main locations (Carmel, Chicago, Philadelphia) Actively provides input to Senior Leadership on strategic planning

  3. Develops and implements comprehensive approaches to manage the physical worksite environments to improve the effectiveness of CNO’s main offices Identifies and initiates process improvements for all current property systems

  4. Develops property-specific annual operating and capital budgets; seeks approval and implements accordingly

  5. Manages complex projects with competing deliverables Compiles documentation required related to justification of projects and the management of projects Communicates internally with all individuals participating in projects or affected by projects, communicates externally with individuals or contractors that may have an impact on respective projects Consults with department leaders as needed in planning and executing projects Inspire a facilities team to deliver best-in-class services

  6. Competitively bids and prepares all service contracts to assure high quality and cost-effective services

  7. Ensures building maintenance, repair, landscaping, and janitorial work assignments are satisfactorily performed by employees, vendors and contractors across all major CNO locations Ensures compliance with legal requirements, building rules, safety requirements, and applicable ordinances

  8. Monitors and initiates the work order system for the maintenance staffs

  9. Oversees the administration and reservation process of the CNO Conference Center Manages the food service operations at key locations Administers the parking arrangements for office locations as required

  10. Arranges for alterations to, or maintenance, upkeep, or reconditioning of facilities as specified in the operating budget or management plan and tenant improvements per any new lease

  11. Supports the leasing relationship in each market, the preparation of leases and is responsible for lease administration process

  12. Assists in managing tenant option rights and lease interpretation Monitors key lease terms to insure proper lease administration and dates of expiration of leases

  13. Serves as a contact for tenants while overseeing tenant retention program

Skills, Knowledge, and Abilities:

  1. Strong knowledge of facilities management, preferably in financial services setting

  2. Strong knowledge of financial management responsibilities such as budget preparation and financial reporting

  3. Familiarity with building automated systems

  4. Proficient in lease negotiations, documentation and administration

  5. Solid ability to lead and guide teams to obtain operational excellence

  6. Strong oral and written communications skills with the ability to guide and influence Senior Leaders Also requires good negotiation skills to manage outside contractors and relationships

  7. Good knowledge of Microsoft Office Suite and other business-related software

Education and Experience:

  1. Bachelor’s degree or equivalent

  2. Eight years of commercial real estate, facility and/or property management and at least five years of managing people

  3. Real Estate license required within the first six months of assuming the position

  4. CPM and/or RPA designation highly preferred

  5. Participation in local associations, IFMA, BOMA or IREM
